What is Roof Maintenance Plan?

Roof Maintenance is a regular program of tasks to keep your roof in a watertight condition. With a roof maintenance program, you will ensure to protect the longevity of your roof’s life.

Overtime your roof deteriorates from normal wear; severe weather conditions such as wind, hail, snow loads; building movement such as settlement, material contraction / expansion; and improper maintenance.

The gutter system is a system that can help or cause damage on your roof if proper maintenance is not preformed. If the gutter system is clogged the water will back up and cause water to penetrate through the ceiling, side of the wall, or window.

Our maintenance plan, will ensure your gutter system is working properly and getting the water off your roof system.

Why You Should Start a Roof Maintenance Plan?

The maintenance of a roof is important to identify any signs of weakness, deterioration or hazard; to identify any repairs necessary and most importantly to ensure the roof system is performing to its expectations.

Our roof Maintenance Plan will ensure your roof is properly maintained. This will avoid any costly emergency repairs. With our Maintenance Plan, it will help you develop a “Pro-Active” roof which will save you money in the long run, giving you the peace of mind of a leak free roof during the rainy months and extending your roofs life.

As part of our annual maintenance, we will use our checklist to make sure your roof system is up to Riley Hays Roofing standards. This will guarantee that we can properly help maintain your roof system.

We will have detailed notes on what needs to be repaired to make sure your roof system will perform its expectations and keep you informed of our findings.

Photographs of each annual inspection will be added to your personal file, this will help us verify the condition of the roof. This will also serve as a record of the condition of the roof to be available for future inspections.

Roof Maintenance Programs

Each Annual Roof Maintenance Plan is unique to fit the needs of the roof system for each of our customers.

  • All Plans will include a free of charge inspection of the entire roof system
  • Looking for any signs of concern such as; splits, blisters, clogged drains,
  • Unattached roof top equipment,
  • Tree / shrubs growing too close to the roof,
  • Algae growing on the roof,
  • Open seams, missing or broken roof tiles.
  • Inspection of your gutter system to make sure it is working properly

Terms of Payment:

  1. Payment is due not more than 30 days after completion of each inspection and repairs.
  2. If it is determined, after the inspection, that if repair work is required before the maintenance the customer is liable for repair cost. A detailed proposal will be provided for the repairs.
  3. The maintenance work will be preformed once roof system is up to standard.
  4. A detailed report will be provided with the invoice indicating the areas of the roof which were repaired.

Scheduling:

  1. Notice will be given at least 24 hours before arriving at the site.
  2. Roof Inspection is to occur during the same month each year.

Details of Agreement:

  1. This agreement carries a term of one year and will automatically renew each year.
  2. This agreement can be cancelled at any time by the purchaser after the first years with a written notice to Riley Hays Roofing & Construction, within 15 days of renewal date.
  3. Riley Hays Roofing & Construction may adjust the price per Inspection & Repair after the first year by giving the purchaser a written notice of the increase.
  4. Early termination of this agreement will carry a $150.00 charge, which is NOT a penalty, but it is a cost saving of this maintenance agreement versus an individual inspection.

Commercial Maintenance Programs

Silver:

  • 1 annual visit per year
  • Full roof top inspection along with Roof inspection Report and photos with descriptions of deficiencies and repairs needed to resolve issues.
  • Inspect gutters and drains.
  • 5% discount on all our services including roof repair or replacement

Gold:

  • 2 annual visits
  • Spring and fall inspection
  • All from Silver plus:
  • Clean and remove all debris from roof drains and roof.
  • All seams and flashings of roof top units inspected
  • Complete minor repairs such as caulking touch up
  • 5% discount on all our services including roof repair or replacement

Platinum:

  • 3 annual visits
  • All from Silver and Gold
  • Repair moderate items found onsite
  • 10% discount on all our services including roof repair or replacement

**Pricing will be determined upon initial appointment depending on type of roof, age of roof, size of building and condition of roof.

If roof is unable to maintained due to repairs needed, repairs will need to be completed before we can maintenance the roof. If the roof is unrepairable estimate for a reroof will be provided.

Residential Roof Maintenance Program

Silver: $149.99

  • 1 annual visit per year
  • Fall inspection to prepare for winter
    • Full inspection and preform preventative maintenance
    • Debris clearing
    • Caulk touch up
    • Inspect and clean gutters
    • Inspect flashing at all penetrations
    • Ensure proper ventilation
    • Advise the homeowner of any repairs that are necessary and provide free estimate
    • 5% discount on all our services including roof repair and replacement
    • Priority response time

Gold: $199.99

  • 2 annual visits per year
  • Spring and fall complete roof inspection
    • Full inspection and preform preventative maintenance
    • Everything in Silver plan plus
    • Branch trimming for light limbs touching the roof
    • 5% discount on all our services including roof repair and replacement
    • Priority response time

Platinum: Inquiry about pricing if interested

  • 4 quarterly visits
  • Everything in Silver & Gold plan
  • Full inspection and preform preventative maintenance
    • Repair minor to moderate issues on site such as: replace up to 5 missing or broken shingles
    • Soft wash roof
    • 10% discount on all our services including roof repair and replacement
    • Priority response time

If roof is unable to maintained due to repairs needed. Repairs will need to be completed before we can maintenance the roof. If the roof is unrepairable estimate for a reroof will be provided.
